Featured Projects

01Brooklyn Block

Brooklyn Block will deliver over 300 units under an innovative 10-storey light gauge structural steel concept which provides construction costs savings relative to conventional concrete as well as less embodied carbon. The Housing Impact Fund will discount rents on affordable units by over 20% plus coordinate philanthropic donations to our non-profit partners head-leasing those units. This philanthropic component of our capital stack allows for rent discounts to exceed 50%. Our team is incredibly fortunate to be working with the Sinneave Foundation to plan and provide housing that addresses the specific needs of the neurodiverse community. Not only will this project incorporate deep rent affordability but also unique design guidelines specific to the neurodiverse community.

At Ayrshire, we are continuously learning from our partners with a goal to grow impact outcomes under a targeted, tangible and transparent approach. We are committed to communicating these initiatives authentically.

Key Initiatives

Lowering Emissions - Our vertically integrated construction expertise allows us to drive innovation as it relates to emissions, speed, embodied carbon and waste. Depending on the project (and its stakeholders) we are able to achieve extreme environmental outcomes such as near net zero emissions (NZEr) by shifting from fossil fuels to renewable sources with smart building technologies and innovative design principles. At minimum we able to utilizing our deep expertise with building envelopes and proprietary light-gauge structural steel to achieve 20-40% lower emissions than the 2017 NECB energy code.

Affordability - Under a mixed-market model, we develop high quality rental projects where a minimum 20% of units contain maximum rental rates which are less than 30% of Median Family Incomes. This is our minimum target. With our community partners, we are fortunate to introduce philanthropic capital pools to steepen the rent discounts on these units to less than 50% of Median Family Incomes. Coordinating multiple community partners can be difficult but it creates deeper impact outcomes and stronger risk adjusted returns.

Non-Profit Partners - To partner with local community non-profits in delivering units to people in need. Key partners for our current development pipeline include HomeEd, Sinneave Foundation and Autism Housing Network of Alberta. HomeEd delivers 50% of units at rents below 50% of CMHC's market average and prioritizes housing to waitlisted families. Sinneave Foundation and Autism Housing Network of Alberta work with neurodiverse adults (often with autism) and help integrate housing, community and employment.
